You may have recently encountered headlines in the Wall Street Journal and other media outlets highlighting challenges in the Cape Coral housing market. While these reports offer some accurate insights, they often present a misleading narrative by focusing broadly on the entire Metropolitan Statistical Area (MSA of Cape Coral-Fort Myers) rather than the specifics of Cape Coral itself. The numbers quoted in the WSJ article are from the MSA and not the Cape Coral market.

Here's the clear picture based on our local MLS data as of today:

  • Inventory Levels: Currently, Cape Coral has approximately 3,007 active single-family homes available for sale. Although inventory has increased compared to last year, the market is not oversaturated. Instead, we have moved toward a healthier, balanced market.
  • Sales Activity: Buyer interest remains steady and robust, with over 2,645 homes sold in Cape Coral since the start of the year. This demonstrates consistent demand, indicating that buyers are actively engaging despite broader regional adjustments.
  • Market Balance: Cape Coral currently has about 6.8 months of inventory for single-family homes. Industry standards consider a balanced market to have around 6 months of inventory, neither favoring buyers nor sellers excessively.

Historical Price Growth Analysis:

  • From the 2nd quarter of 2020 to the 2nd quarter of 2022, the median home price in Cape Coral surged by an impressive 82%, marking an average appreciation of 41% per year. The median sale price rose significantly, from $250,000 to $455,000 during this period.
  • Additionally, from the 1st quarter of 2021 through the 2nd quarter of 2022, homes frequently sold at or above 100% of their original listing price, highlighting the intense competition and strong seller advantage during that time frame.

These historical growth figures provide crucial context. The current adjustments in property values and buyer expectations represent a natural market correction after an unprecedented period of rapid price escalation.
